The Late-Summer Paving Window in New Jersey: Why August Is Your Last Best Chance Before Winter

August can feel like the middle of summer in New Jersey. The days are still hot, vacations are still underway, and winter seems a long way off.

But if you own or manage a commercial property, this is an important time to start thinking about your pavement. The comfortable paving season won’t last forever, and problems that seem manageable today can become much more serious after another New Jersey winter.

That makes August an excellent time to take a close look at your parking lots, roadways, loading areas, and other paved surfaces, and to get necessary work on the schedule while conditions remain favorable.

Why Late Summer Works So Well for Asphalt Paving
Asphalt paving depends heavily on temperature. Hot-mix asphalt needs to remain workable long enough for crews to place and compact it properly. Warm summer conditions provide a much more forgiving window for completing this work than the colder temperatures that arrive later in the year.

August also provides another important advantage: time.

A project identified now can potentially be evaluated, planned, scheduled, and completed before late fall. Waiting until October or November can leave considerably less flexibility, especially when colder temperatures and unpredictable weather begin limiting workable paving days.

For New Jersey property managers who already know that their pavement needs attention, August is a good time to move from “we should take care of that” to “let’s get it scheduled.”

New Jersey Winter Is Tough on Damaged Pavement
There is another reason not to put off repairs: winter has a way of making existing pavement problems worse.

Cracks allow water to penetrate beneath the asphalt surface. When temperatures drop, that moisture can freeze and expand. As temperatures rise again, it thaws. Repeated freeze-thaw cycles can enlarge cracks, weaken pavement, contribute to potholes, and compromise the underlying base.

Drainage problems can add to the damage. Areas where water routinely ponds or flows improperly deserve attention before freezing temperatures arrive. Simply placing new asphalt over an unresolved drainage issue may not provide the long-term solution a property needs.

Taking action in August gives property managers an opportunity to address those vulnerabilities before snow, ice, freezing temperatures, and deicing materials begin another season of wear.

What Should You Be Looking for Right Now?
Take a walk around your property and look at how your pavement has held up through the first half of the year.

Cracks, potholes, depressions, uneven pavement, standing water, deteriorating edges, faded markings, and heavily worn traffic areas can all signal that maintenance or repairs are needed. Entrances, loading areas, turning lanes, dumpster pads, and other high-traffic sections deserve especially close attention.

Not every pavement problem requires the same response. A relatively sound parking lot with isolated damage may need targeted patching or crack filling. A more extensively worn surface may be a candidate for resurfacing. Older pavement with significant structural deterioration may require more substantial reconstruction.
